Is Insulated Render Worth It? Savings, EPC and Payback

Insulated render can be worth it, but mainly when the walls are solid and the render needs doing anyway. On energy savings alone, payback is long, so the comfort, appearance and EPC benefits matter too.

The savings

Estimates vary. Some industry guides suggest well-specified external wall insulation can cut heat loss through walls substantially and take hundreds of pounds a year off heating bills for a typical semi, and other sources say households often see heating costs fall by around a third. Your real figure depends on your wall type, heating system, existing insulation and how you use the home.

The cost

Published 2026 guides put insulated render at roughly £90 to £180 per m² installed, or around £10,000 to £18,000 for a typical semi-detached house.

An honest payback

If the saving is, say, £500 a year and the job costs £12,000, paying back through energy savings alone takes about 24 years. Prices and savings vary, so run your own numbers with a real quote.

Payback looks much better when you compare the extra cost of insulation with the cost of re-rendering anyway. If the walls need rendering regardless, you are paying only the difference for the insulation.

Benefits beyond the bills

  • Comfort. Warmer walls, fewer cold spots and less condensation risk on internal walls.

  • Appearance. A complete new finish.

  • EPC. Better wall insulation can improve the energy rating, which matters to buyers and landlords.

  • No lost space. The work is outside.

When it is a poor fit

  • Cavity-wall homes, where filling the cavity is usually the first step.

  • Walls with unresolved damp or poor brickwork.

  • Conservation areas or listed buildings where external changes are restricted.

  • If you plan to move very soon and don't want the upfront cost.

Funding

Grants and schemes for insulation change regularly and have eligibility rules. Check GOV.UK for current support before you commit.
