Rendering a house in London usually costs between about £6,000 and £12,000 for a typical three-bedroom semi-detached with silicone render, and more with insulation. The honest answer is "it depends", so this guide shows what drives the price and how to read a quote.

Indicative prices per square metre

Published UK guides for 2026 give a wide spread, and London often sits above the national average. Treat these as a starting point, not a quote.

System

Indicative cost per m², supplied and fitted

Sand and cement

£30 to £55

Monocouche (through-coloured)

£40 to £80

Typical totals by property

A three-bedroom semi usually has around 90 to 120 m² of wall to render, which puts a silicone job at roughly £6,000 to £12,000 once scaffold and preparation are included. Detached homes have more wall (about 140 to 200 m²), so the total is higher even if the price per m² is a little lower. A terraced house, or a job covering only the front elevation, costs much less.

What changes the price

  • Wall area. Measure the walls you want covered, minus windows and doors.

  • Scaffolding. Anything above single storey needs safe access. For a house this is often several hundred pounds and can pass £1,000 on larger or awkward sites.

  • Preparation. Removing old render or pebbledash, repairing brickwork and treating damp add cost before the new system goes on.

  • The system. Insulated systems cost more up front because boards, fixings and extra labour are involved.

  • Detailing. Corner beads, window sills, reveals, drip details and moving downpipes are small items that add up.

  • Access and season. Tight sites, parking restrictions and weather delays all affect time on site.

How to compare quotes

Ask each contractor to itemise scaffold, preparation, the named system and finish, extras, waste removal and warranty. A quote that is far cheaper than the rest has usually left something out, or uses a thinner system.
