What Is Silicone Render? Benefits, Drawbacks and Lifespan

Silicone render is a thin, flexible, water-repellent finish applied to external walls over a reinforced basecoat. The colour is mixed into the render, so there is no painting afterwards.

How it is applied

  1. Preparation. The wall is checked, cleaned and repaired. Loose or damp areas are dealt with first.

  2. Basecoat and mesh. A layer of basecoat is applied with reinforcing mesh pressed into it. This is the strength of the system.

  3. Primer. A primer prepares the surface for the finish coat.

  4. Silicone topcoat. The coloured silicone render is applied in a fine texture, often 1.5 mm grain.

  5. Details. Beads, trims and sills are fitted to give clean edges and shed water.

Benefits

  • Water-repellent but breathable. Rain beads off the surface while moisture inside the wall can still escape.

  • Flexible. It tolerates minor movement better than rigid cement-based finishes.

  • Colour all the way through. No repainting, and a wide range of tints.

  • Easier to keep clean. The surface resists dirt and the build-up of algae better than many alternatives.

  • Works with insulation. It is the usual finish on insulated render systems.

Drawbacks

  • It costs more than basic sand and cement or acrylic.

  • The result depends on preparation. Silicone cannot hide a failing wall, so damp, loose brick and leaking gutters must be fixed first.

  • Repairs need skill to blend, particularly on larger plain elevations.

  • Very dark colours can limit some systems, so choose colours with your installer.

How long does it last?

Well-installed silicone systems are generally designed to last for decades. Real life depends on the wall, the quality of installation, weather exposure and care. An annual gentle wash and prompt attention to any cracks are the most useful habits.

Is it right for your house?

For most brick or block homes in London, yes. For older solid-wall properties we check breathability and condition first. Send photos of your property to Alb Render on WhatsApp on 07846 928256 and we'll tell you honestly whether silicone is the right choice.
