Rendering a Victorian or Edwardian Home: What to Know First

Period homes can be rendered well, but they need more thought than a 1990s build. Older walls behave differently, and the wrong system can trap moisture and make damp worse.
Why older walls are different
Victorian and Edwardian houses typically have solid brick walls with no cavity, laid in soft lime mortar. These walls absorb and release moisture, so they need to 'breathe'. A hard, impermeable cement render can lock moisture in and cause damp, frost damage and crumbling brick behind it.

Choosing the right system
Breathable systems. Mineral or lime-based renders, and vapour-permeable silicone systems, let the wall dry out.
Compatible insulation. If insulation is planned, the build-up must suit the wall and allow moisture to move. Some older homes are better insulated in other ways.
Survey first. We check the condition of the brick, the pointing, damp levels and any earlier repairs before recommending a system.
Conservation areas and the front elevation
Many period streets in North London sit in conservation areas, where rendering a house for the first time, or changing the type or colour of render, usually needs planning permission. Councils often protect attractive brick fronts, decorative brick detail and original features, and may refuse render on the front while accepting it at the back or side. Check with your local planning authority first.
Is rendering right for your Victorian house?
It can be a good choice when:
The existing render is failing and needs replacing.
The brickwork is badly weathered or patched.
Rear and side walls need protection from weather.
It may not be when the front has good original brickwork you'd be covering, or when damp and defective gutters are the real problem.
Details that matter
Repair or repoint with suitable mortars before rendering.
Fix leaking gutters, downpipes and roof edges first.
Keep ventilation and original features such as air bricks.
Protect and reinstate mouldings, sills and reveals correctly.
