Can You Render Over Existing Render, Brick or Pebbledash?

Often yes, but only if the surface underneath is sound, clean and firmly bonded. New render is only as good as the wall it sits on, so the survey matters more than the finish.

Existing surface

Can you render over it?

What needs to happen

Sound old render

Often yes

Tap-test for hollow areas, repair cracks, clean off dirt and algae, apply a bonding coat

Loose or hollow render

No

Remove the failed areas, or all of it, then repair the wall

Pebbledash

Sometimes

It must be firmly attached. A bonding primer and mesh-reinforced basecoat are normally used. Otherwise it is removed

Bare brick

Yes

Repair spalled brick and pointing, then apply a suitable system

Painted brick or masonry

Depends

Paint must be sound and compatible. Loose paint is removed

Damp or crumbling walls

Not until fixed

Find and cure the source of damp first

How we check

  1. Tap test. A hollow sound tells us render has lost its bond.

  2. Visual survey. Cracks, bulges, staining, algae and damp patches.

  3. Moisture check. Leaking gutters, failed flashings or rising damp must be dealt with first.

  4. Loading. New layers add weight, so a weak existing layer shouldn't be built on.

When removal is the better choice

Stripping back costs more up front. Published 2026 guides put render removal at roughly £25 to £45 per m² for labour alone, plus waste disposal, and scaffold if it isn't already needed. But rendering over a failing surface can mean the new work fails too, which is a more expensive mistake.

Planning and appearance

Changing the type or colour of render, or rendering a house for the first time, can change its appearance. In conservation areas and some other protected locations this can need planning permission. See our guide to planning permission for details.

Not sure what you have?
